About the Business

We are a family owned and run firm providing block management services for all sizes of development across Essex, Kent, Hertfordshire, Bedfordshire and other counties. We are also linked with Attwood & Co Solicitors that have been established for over 30 years. Sharing a building with a solicitors practice means we have legal assistance and advice available to us and our clients at all times. We are also able to arrange the extension of dwindling lease terms and create Right To Manage companies at heavily discounted rates.

We continue to develop our business by listening to our clients and the problems they have had with previous managing agents. Transparency is an essential part of leasehold management and we ensure leaseholders with a management company are invited to attend general meetings for their development at least once a year where they can discuss schedules of work, budgets, where improvements can be made, etc. Not everyone wants to become too involved and this is fine too, but we believe leaseholders should be given the opportunity.

Our systems and procedures allow our staff to manage your block in the most effective and efficient way. We track all reported problems from start finish and ensure all parties involved are aware of developments.

Management Explained

Management Explained

It is important to understand how money is collected and used within a management company. Moreover, it is important to understand the difference between a management company and a managing agent, including the roles and responsibilities each has in relation to looking after your development.

The Management Company:

Every flat owner in a development with a management company usually has an equal share holding in the company and therefore the development. This entitles them to vote on all matters within the company, such as who should be Directors, how should their money be spent and even what should they pay in terms of maintenance charges.

Yes, it really is essentially up to you to voice your opinion on how much you pay and how it is spent. This is why it is important that the handling of your money is transparent and accountable.

The Managing Agent:

The managing agent is, typically chosen by you, via your Directors. Since you should have elected your Directors, you are asking them to ensure that your development is looked after properly. A transparent managing agent is essential in making sure your money works for you.

The managing agent is usually responsible for negotiating and maintaining insurances and maintenance contracts for the development, using the service charges to maintain these contracts on your behalf.
