Finding a Good Letting Agent in the UK

The quality of letting agents varies enormously. Getting this decision right affects your rental income, your legal compliance and your day-to-day experience as a landlord significantly.

Mandatory Membership Requirements

All letting agents in England must be registered with a government-approved property redress scheme: the Property Ombudsman (TPO) or the Property Redress Scheme (PRS). This is a legal requirement and gives landlords and tenants a complaints route. Check membership before appointing any agent.

Professional Membership

ARLA Propertymark is the main industry body for letting agents. Members must hold relevant qualifications, keep client money in protected accounts and meet continuing professional development requirements. Not all agents bother — those who do are generally more professional.

Questions to Ask

  • What is your average void period between tenancies for properties like mine?
  • What is your rent arrears rate?
  • Do you add an arrangement fee on top of contractor invoices for maintenance?
  • Who will manage my property day to day — a dedicated property manager or a shared team?
  • How do you screen tenants? (Credit check, employment reference, previous landlord reference as minimum)
  • What is included in full management vs what costs extra?

Fee Comparison

Get written fee schedules from at least three agents before deciding. The management percentage headline figure is not the whole picture. Add up tenant find fees, renewal fees, inspection fees, maintenance arrangement fees and any other charges to get a true total cost of service.

Contract Terms

Management contracts typically have a minimum notice period to terminate of one to three months. Some contracts require notice to coincide with a tenancy anniversary or renewal. Read the exit terms before signing — changing agent mid-tenancy is possible but can be operationally complicated.
